Home Electrical Safety Inspection
A licensed electrician checks your panel, outlets, detectors and big loads, then writes it up.
Signs it's more than a fluke
- Built before 1990
- You just closed on the house
- Nobody's ever looked at your panel
- Adding an EV charger, battery or heat pump
What we do when we get there
- Check the panel for heat damage, tighten connections
- Test outlets: ground, polarity, GFCI and AFCI
- Check smoke and CO detectors, surge, outdoor covers
- Written report, plus a quote for any repairs
What moves the price
- One device, or wiring inside the walls
- Access: attic, crawlspace, or drywall to open and patch
- Age and type of your wiring and panel
- Whether a permit is required
- Parts: same-for-same, or upgraded to current code
Permits for repair work
Like-for-like repairs usually skip permits. Panel swaps, new circuits and inspection fixes usually need one.

Repair questions we hear a lot
How long does an electrical safety inspection take?
About 60 to 90 minutes in a typical home.
Will you push me to buy a new panel?
Only if it needs one. A fine panel gets a clean report, and any quote is separate.
Do you charge for the visit?
Repairs start with a flat diagnostic fee, quoted when you book and waived on any repair over $500. Quotes for installs and upgrades are free.
