Home Sale & Insurance Inspections

Inspector or insurer wants a licensed electrician's evaluation or panel letter? We write it.

Signs it's more than a fluke

  • Inspection flagged panel, GFCIs or grounding
  • Insurer asking about your panel brand
  • Selling a pre-1980 home
  • An escrow deadline is close

What we do when we get there

  1. Book it and mention your deadline
  2. Inspect the report items, plus the panel
  3. Signed letter your agent or insurer can attach
  4. Quote repairs with a firm schedule

What moves the price

  • One device, or wiring inside the walls
  • Access: attic, crawlspace, or drywall to open and patch
  • Age and type of your wiring and panel
  • Whether a permit is required
  • Parts: same-for-same, or upgraded to current code

Permits for repair work

Like-for-like repairs usually skip permits. Panel swaps, new circuits and inspection fixes usually need one.

Repair questions we hear a lot

Can you meet my escrow contingency deadline?

Maybe. Give us the date when you book, and we'll tell you straight.

Will you write an electrical letter for my insurer?

Yes. It lists what we found and fixed, on our letterhead with our license number.

Do you charge for the visit?

Repairs start with a flat diagnostic fee, quoted when you book and waived on any repair over $500. Quotes for installs and upgrades are free.
