Electrical Tune-Up

About two hands-on hours. An inspection reports; a tune-up fixes small things on the spot.

Signs it's more than a fluke

  • Your home is over 15 years old
  • Fewer repair calls out of nowhere
  • You just moved in
  • Adding big loads, want the basics checked first

What we do when we get there

  1. Panel: main off, tighten breakers and lugs, vacuum, test, label
  2. Outlets and switches: plug-test, tighten, replace cracked or warm ones, test GFCI and AFCI
  3. Safety devices: test detectors, new batteries, flag any over 10 years old
  4. Lights, fans, big loads: tighten, relamp in LED, check the AC, water heater, dryer, range, EV charger
  5. Wrap-up: written summary, quote for bigger work

What moves the price

  • One device, or wiring inside the walls
  • Access: attic, crawlspace, or drywall to open and patch
  • Age and type of your wiring and panel
  • Whether a permit is required
  • Parts: same-for-same, or upgraded to current code

Permits for repair work

Like-for-like repairs usually skip permits. Panel swaps, new circuits and inspection fixes usually need one.
